Marshall County has announced that Vanguard Appraisers will be doing appraisals of homes in Marshall County. They began yesterday on the northside of Marshalltown. Owners of the property do NOT have to allow them to enter their residence. Owners should expect a Vanguard Employee to stop by and knock to see if they can do an appraisal inside and outside of your home. They will have an ID badge with the assessor signature on it.
As the owner of the property, you have the right to refuse them to enter your home. If you deny the interior inspection, they will still assess the exterior. At minimum, the Vanguard employee will take pictures from the road and make their assessments from the road. If the owner is not home when Vanguard stops by, they will try again a second time, but if the owner is gone both times they will leave a door hanger to set up an appointment or to call and give them the information needed.
